I heard it is potentially a good business location. The only problem is the Bankerohan Bridge is under repair (so sad that the oldest brdige in davao city is going to be replaced, that was a very strong bridge. It reaches more than its expected life span), traffic will occur around 7am-11am and 4pm-8pm.
